Neptune Ave Residence

This 3200 square foot, two-story, contemporary residence features 3 bedrooms, 3.5 bathrooms, a vegetated roof area and cantilevered deck with ocean views of the San Diego coastline. A gut-remodel of an existing 1992 home, the deconstruction started in January 2009 and was completed 16 months later. The project includes a two car, semi-detached garage and draught resistant, native landscaping, which resulted in 73% less water needed for irrigation over conventional designs.

All materials removed from the structure were re-used or recycled to their maximum potential. Other notable features include the use of low VOC paints and adhesives throughout, an advanced lighting system, smart skylights, and an automated mechanical fresh-air ventilation system. A solar photo voltaic system generates renewable energy and water saving fixtures were utilized. Eco friendly interior finishes were selected whenever possible. The Neptune Avenue residence achieved LEED for Homes Platinum level certification, as well as GreenPoint Rated Certification.

The residence has been nominated for the U.S. Green Building Council’s “2010 LEED for Homes Awards" under three different categories: Outstanding Commitment to LEED for Homes, recognizing a builder for outstanding commitment to achieving LEED for Homes certification, the 2010 LEED for Homes Project of the Year, recognizing a LEED for Homes certified project for outstanding performance in the LEED for Homes Rating System, and the Outstanding Single Family Project, recognizing a single family project for outstanding performance in the LEED for Homes Rating System.

This project consists of the design and construction of 21 housing units for the U.S. Customs and Border Protection Agency. This 11 acre site at Ajo is located in southern Arizona, due north of Sonoita, Mexico and is approximately half way between Yuma and Tucson. The two and three bedroom housing units are designed in a connected townhouse configuration and will include a two-car garage and many energy saving and environmentally sustainable features.
