This 11,800 s/f, design-built retail center, located in the
City Heights area of San Diego, has helped to rehabilitate a
key intersection in this ethnically diverse neighborhood.
Other businesses now located in the complex include V&P
Pharmacy, Unistar Insurance and Mother’s Nutritional Center
Some of the sustainable strategies include an improvement in
energy efficiency by adding windows and skylights on the 2nd
floor; attaching shading devices to the exterior of the
building, and the inclusion of an energy efficient lighting
system. A state of the art HVAC system reduces energy use
and low-flow water fixtures reduce potable water usage.
Other strategies included use of materials with recycled
content as well as low VOC paints and adhesives. 92% of the
construction waste was diverted from local landfills. LEED
MR Credits 3.1 & 3.2 (Material Resource Reuse) were achieved
on this project by repurposing much of the historic
materials from a long defunct restaurant previously located
on the site. A total of 38 LEED credits were achieved on
this project.
