Solarium Business Center

The Solarium office complex, with a budget of $6,000,000, is scheduled for completion in the fall of 2010, and will be the first LEED C&S certified building in Mexicali. Offering 76,000sq/ft of Class A office space, the Solarium building has a highly efficient HVAC system, energy efficient lighting throughout, an on-site potable water filtration system and draught resistant, native landscaping. Other sustainable features include strategies to reduce light pollution to help preserve the night sky and building wide commissioning of mechanical systems to ensure maximum energy and water efficiency.

The site, a previous Brownfield, had been an open tiradero (dump) for construction debris and other refuse. The building combines high insulation, efficient HVAC and lighting system, and an SRI compliant cool roof. Efforts have been made to reduce light pollution and to help maintain the night sky. Research is under way into a system to recapture gray water from the cooling system for use in irrigation.


 

 


 

Sony Electronics Headquarters

The 455,000 square foot, 11 story building constructed in less than 24 months, with a budget of 170M, and was built with an emphasis on employee comfort and energy efficiency. The project includes a multi-level parking structure, fitness center, penthouse dining facility, central plant and extensive corporate amenities throughout. LEED Gold level certification with achieved with 39 points.

The building design integrated a number of green elements in accordance with the Green Building Council’s LEED requirements, including low-E glass surrounding the fitness center and deep overhangs reduce solar gain. Other strategies include a building wide recycling program, 80 bicycle racks, 140 spaces reserved for carpools and 76 stalls set aside for fuel-efficient vehicles. 92% of the building construction debris was recycled, resulting in less impact to local landfills. Open space accounts for 29 percent of the site, with vegetation making up 52%, more than double the LEED requirement. 15% of the building material used was sourced locally, within 500 miles of the project site. A minimum of 75% of the wood used in the framing, flooring and furniture was certified by Forest Stewardship Council and 47% of the building materials were manufactured using recycled materials. Energy performance was improved by 22.6 % with the installation of lighting sensors throughout the building, in addition to variable speed drives for all A/C units. Solar panels were installed on the building’s parking garage, offsetting nearly 5% of the total building energy requirements. Care was taken to maximize natural daylighting, with over 75% of the total building square footage receiving natural sunlight.

The Associated General Contractors of America - San Diego headquarter building, with 25,000 sq. ft., provides offices, classrooms and apprentice labs to local AGC members. A Feasibility Assessment is underway to determine the status of the current operational and maintenance performance of the building, relative to the certification standards established by the LEED for Existing Buildings: Operations & Maintenance (EB:O&M) rating system.
