Many sustainable features were incorporated into the design, including Energy Recovery (ERV) units on HVAC outside air intakes, high performance, and insulated exterior window glazing, with low-e coating, exterior window eyebrows and interior window treatments to control glare and thermal heat gain. Insulation values in walls and in the ceiling was exceptionally high, to help conserve energy in the harsh desert climate. Indoor environmental quality features included the use of low VOC adhesives, sealants, paints, coatings, carpet, and composite wood. Lighting and thermal comfort controls were installed to help ensure the controllability of systems for occupant comfort. Additional sustainable features include reduction of the heat island effect, reduction of light pollution, reduced water consumption through the use of low flow fixtures and native, draught resistant landscaping. Efforts were made to source construction materials locally to reduce transportation. Care was taken to specify building materials and finish products with high recycled content. Building wide commissioning help ensured accurate calibration and operation of the complex mechanical systems.
